  • Pre-Leasing Inspection

    Upon move-outs, we perform a comprehensive 64 point Rent Ready Inspection. This inspection identifies cosmetic, safety and repair items that need to be addressed prior to the marketing and showing phase. Through stringent standards, we increase revenues to clients by reducing marketing time, resident showing and vacancy periods. Added benefit are achieved by residents having a better move-in experience which translates to additional lease terms.

    Combining the industry’s leading rental comparison software with our trained appraisal professionals we quickly analysis comparable rental prices in the same geographical area. Along with actual site visits (when applicable) we adjust accordingly to maximize revenue for our clients.

  • Resident Screening

    Great residents are the number one factor in having a profitable real estate investment. Using smart online leasing technologies, we collect and rigorously screen inbound rental applications. Once accepted, we can then accept both signed and drawn eSignatures. Areas include identify verification, criminal background checks, federal and state civil credit history. In conjunction with this screening Archer Crown also conducts separate residence history screening (both present and prior when possible), employment and household salary verifications.

  • Accompanied Resident Showing

    To maintain the security of your property, we never allow prospective residents to view properties unless accompanied by a licensed leasing agent from our company. Our agents are experts in your local market & available to schedule showing seven days a week. Their quick response to leasing inquiries, professional rental showing, & follow-up translates into our properties being rented faster.

  • Lease Administration

    The lease administration team works consultatively to stay current with all local, county, state, and federal laws. Team members include lease abstract and administration specialists, attorneys, paralegals, CPAs and accountants as well as I.T. professionals. Leasing technologies provide lease expirations and renewals at market rates with preparation by attorneys at law.

  • Resident Move-In

    Leasing agents will meet the approved residents at the property and conduct the resident move-in procedure. This includes collection of all funds, lease and document signing, exchange of residence keys, access codes and remotes, questions and answers and conduct the move-in inspection with photos in the presence of the residents.

  • Rent Disbursements

    Early rent collections and disbursements through ACH bank processing allows owners to receive funds fast.
