  • Resident Retention

    The cost of turnover is expensive. Even short vacancy periods can have long term impacts on owner’s revenue. Through our aggressive resident retention program, we are able to implement strategies that decrease vacancies while increasing rental income. Our team works proactively to manage lease expirations and renewals while monitoring objectives of our owners.

  • Communications

    Providing timely distribution of information on performance, work orders, invoices and financial statements is one of our highest priorities. From first contact we will respond within one business day but more often within a few hours.

  • Maintenance and Repairs

    Utilizing advanced maintenance software, we provide 24/7 support. We process all maintenance requests. coordinate and dispatch skilled, vetted and licensed tradesmen while tracking each from start to final resolution. We never mark-up or charge a service fee for routine maintenance.

  • Rental Disbursements

    We require residents to pay earlier than most companies. Depending on when rent is received, we disburse payments via ACH or paper checks on the 5th and the 12th.

  • Financial Reporting

    Easy to read monthly statements detailing income and expenses will be emailed directly to you. End of year master statement and 1099 forms will be emailed well in advance of any tax deadlines. Individual “Owners Portal” where all financial information is available online, 24/7.
  • Accounting

    To make informed decisions concerning your properties performance, having accurate and detailed accounting information is critical. Our accounting team have the knowledge, experience and technologies to accurately account for, monitor and track all income and expenses.

  • Rent Ready Standards

    Due to our stringent rent ready compliance standards potential residents are more likely to rent one of our properties compared to your competition.

  • Compliance

    In the unlikely event of a H.O.A. or Code Enforcement violation, once notified we immediately contact your resident to take corrective actions. Then we follow-up for continued compliance.

  • Inspections

    Our mobile inspection software allows us a streamlined effective way to notate both interior and exterior condition of the property while monitoring resident lease terms.

    New Property Onboarding: This initial inspection helps us determine the general condition of the property and to create a trackable action plan for repair items that are needed for rent ready compliance. Diverse elements include safety, property condition, general appearance and cleanliness of the property.

    Resident Move-In Inspection: In the presence of your new residents we perform an in-depth inspection of the property complete with pictures or video.

    Mid-Lease: Subject to your residents providing access, we will conduct a detailed visual inspection of both the interior and exterior.

    Resident Move-Out Inspection: After each move-out we perform an in-depth inspection of the property to determine the general condition. In the unlikely event of any significant damage requiring a claim against the security deposit, we will videotape the damaged areas for documentation. We will then coordinate, repair, service and refresh the property to pristine rent ready condition.

    Special Conditions for Lowest Price Guarantee:

    1. Management company must be licensed with the State of Florida as a Real Estate Brokerage.
    2. Management company cannot be a short-term vacation company unless licensed with the State of Florida as a Real Estate Brokerage.
  • Rental Marketing

    We guarantee to find a qualified resident within 30 days or receive one month’s management free.

    Special Conditions for Marketing Guarantee:

    1. Archer Crown must set rental price
    2. Home must be vacant and in rent ready condition. The 30 days starts on the date home is rent ready.
    3. Homeowner must agree to two pets in home.
  • Leasing

    We guarantee residents we place will remain for a minimum of six months or we will market, qualify and lease at no additional costs.

    Special Conditions for Leasing Guarantee:

    1. Residents must be placed by Archer Crown. Existing residents are not covered under this guarantee.
    2. Does not cover corporate or military transfers.
    3. Does not cover residents who have been contacted by homeowner.
  • No Upfront Fee

    We guarantee not to require any upfront monies until your property is rented and rent is received.

    Special Conditions for Results Guarantee

    1. We will inspect, market and show your property. We will screen, prepare all leases and place a qualified resident in your property. We require no upfront monies for these services.
    2. Should the home require maintenance, repairs or cleaning in order for it to become rent ready, funds for these services will be required from homeowner before commencement of work.
