SECTION I: AGENT REFERRALS
A. Long Term Property Management: we pay great referral fees for long term property management; when ARCHER CROWN Residential Management executes a valid property management agreement or fee only-non management agreement with a property owner we pay the referring agent 25% of the first full month’s rent collected. ONLY ONE REFERRAL FEE PAID PER PROPERTY.
B. Tenant Referrals: refer a tenant to Archer Crown and we will pay $200 for every referral that we are able to sign a lease with;
C. Short Term Vacation Home Management: we also pay great referrals fees for vacation homes: when you refer a short term vacation home owner to us and we are able to secure a management contract, we will pay you a referral fee of $200.00.
D. Buying and Listing Referrals: we don’t provide buying and listing services, other than lease purchases and lease options. Due to the large property management market and web presence that ARCHER CROWN Residential Management and FLORIDA VILLA MANAGEMENT commands when we receive inquiries to purchase a home or sell a villa, we will contact one of our referral partners. All we ask for in exchange is a referral fee.
E. Foreign National Relocation Assistance: we provide foreign national relocation assistance, training and education to both real estate associates and the general public. Through the guidance and direction of our immigration attorney’s and C.P.A.’s (all highly trained in international law or accounting, respectively), in order to maximize the clients success in securing the correct visa, once approval is given to purchase a commercial property, our business broker will work with the referring agent through closing. In exchange we ask for a referral fee or a co-broke depending on the situation.
SECTION II: CO-BROKES: we specialize in rental purchases and lease purchases. Many of our residents elect to purchase rental property and in many cases the actual rental home they are living in. When this occurs, the referring agent will be offered to work with us and split commission.
SECTION III: LISTING RETENTION: don’t lose your listing because of market conditions; let us place a long term tenant in the property, the owner loves you for increasing his cash flow and you get the listing back when the market improves.
SECTION IV: SECURITY: ARCHER CROWN Residential Management does not list or sell properties. You can refer properties to a trusted partner. We help you to help your clients by being part of your team, not part of your competition.
SECTION V: PERSONAL ASSISTANCE: we can provide personal, one on one assistance to your investor clients and you; through years of property management experience (over 30), we can evaluate and demonstrate, prior to purchase, how your client may achieve a stronger R.O.I. With this information, your client will have greater financial knowledge on the investment property that they are considering purchasing, providing you increased opportunity to make the sale.
